Q: Do I need to talk first to sales agent before I avail the property in Lumina Homes?
A: Thats the important thing before you avail anyone of property. First you can interview by the sales agent of Homelandpinoy for pre-qualification of borrower if you plan a housing loan to avail the property. Homelandpinoy is the best in housing loan services.
Q: Do I need a broker/agent to purchase a property?
A: Whether an interested buyer is under a broker/agent client can purchase our property as long as client can provide sufficient documents.
Q: How much does a typical Lumina house cost?
A: Lumina’s basic package range from 490,000 and up.
Q: What are the different payment schemes available? (explain each payment scheme)
A: Financing mode can be thru Pag-Ibig Financing and Deferred Cash. Bank Financing is only allowed for Angelique (Up and Down model).
Q: What should I consider when choosing a payment scheme?
A: Income requirement and submit complete documents must be considered in choosing payment scheme.
Q: How do I pay the reservation fee?
A: Reservation Fee shall be settled in the Lumina Office (not in the sales agent) upon reservation process including filling up the necessary forms to be endorsed by Lumina Marketing Department.
Q: If I cancel the reservation, will I get the refund?
A: Reservation Fee and any mode of payments are non refundable.
Q: I have started paying down payment for my property, can I transfer the property to my child? Or relative?
A: Transfer of rights can be done as long as buyer will provide Transfer of Rights and at income provider age.
Q: When can I move to my Lumina home?
A: Move-in shall be after Loan Take-Out from Pag-Ibig and have move-in certificate from Customer Care Department (CCD).
Q: Whom should I contact for the title of the property I purchased?
A: If thru Pag-Ibig Financing, title shall be followed-up to Pag-Ibig. Deferred Cash/ Spot Cash accounts shall be addressed to the developer after move-in.
Q: Can I construct a fence or an extension to my property once I moved in?
A: Any other construction after turn-over of unit must be approved by CCD.
